Vermont foreclosure rate still lowest, US activity decreases 6 percent

first_imgThe state of Vermont continues to have the lowest foreclosure rate in the nation, according to RealtyTrac(R) (www.realtytrac.com(link is external)), the leading online marketplace for foreclosure properties. Today it released its May 2009 US Foreclosure Market Report, which shows foreclosure filings — default notices, scheduled auctions and bank repossessions — were reported on 321,480 US properties during the month, a decrease of 6 percent from the previous month but an increase of nearly 18 percent from May 2008. The report also shows that one in every 398 US housing units received a foreclosure filing in May.”May foreclosure activity was the third highest month on record, and marked the third straight month where the total number of properties with foreclosure filings exceeded 300,000 — a first in the history of our report,” said James J. Saccacio, chief executive officer of RealtyTrac. “While defaults and scheduled foreclosure auctions were both down from the previous month, bank repossessions, or REOs, were up 2 percent thanks largely to substantial increases in several states, including Michigan, Arizona, Washington, Nevada, Oregon and New York. We expect REO activity to spike in the coming months as foreclosure delays and moratoria implemented by various state laws come to an end.”Nevada, California, Florida post top state foreclosure ratesNevada continued to document the nation’s highest foreclosure rate, with one in every 64 housing units receiving a foreclosure filing during the month — more than six times the national average.With one in every 144 housing units receiving a foreclosure filing during the month, California posted the nation’s second highest state foreclosure rate despite a 4 percent decrease in foreclosure activity from the previous month.Florida posted the third highest state foreclosure rate in May, with one in every 148 housing units receiving a foreclosure filing during the month.Arizona posted the fourth highest state foreclosure rate in May, with one in every 158 housing units receiving a foreclosure filing, and Utah posted the fifth highest state foreclosure rate, with one in every 316 housing units receiving a foreclosure filing.Other states with foreclosure rates ranking among the nation’s 10 highest were Michigan, Georgia, Colorado, Idaho and Ohio.Top 10 states account for nearly 77 percent of total U.S. foreclosure activityCalifornia reported 92,249 properties with foreclosure filings in May, the highest total of any state and up nearly 23 percent from May 2008. Bank repossessions in California were down 1 percent from the previous month and defaults were down 18 percent, but scheduled auctions were up 18 percent.Default notices, scheduled auctions and bank repossessions in Florida were all down from the previous month, but the state still posted the nation’s second highest number of properties with foreclosure filings: 58,931, up 50 percent from May 2008.Nevada documented 17,157 properties with foreclosure filings in May, the third highest total of any state and up nearly 83 percent from May 2008. A 23 percent increase in bank repossessions helped push Nevada foreclosure activity up 5 percent from the previous month.Other states with totals among the 10 highest in the country were Arizona (16,865), Michigan (13,891), Ohio (11,360),Illinois (10,942), Georgia (10,516), Texas (9,813) and Virginia (5,385). The top 10 states accounted for nearly 77 percent of total properties with foreclosure filings nationwide.California, Florida, Nevada dominate top 10 metro foreclosure ratesForeclosure filings were reported on 14,681 Las Vegas properties in May, one in every 54 housing units — more than seven times the national average and the highest foreclosure rate among metro areas with a population of at least 200,000. The city’s foreclosure activity increased 4 percent from the previous month and 78 percent from May 2008.California and Florida accounted for the remainder of top 10 metro foreclosure rates.California cities accounted for six of the top 10 spots: Stockton at No. 2 (one in 68 housing units), Modesto at No. 3 (one in 71), Riverside-San Bernardino at No. 4 (one in 75), Merced at No. 5 (one in 78), Bakersfield at No. 7 (one in 94), and Vallejo-Fairfield at No. 9 (one in 101).Florida cities accounted for three of the top 10 spots: Cape Coral-Fort Myers at No. 6 (one in 82 housing units),Orlando-Kissimmee at No. 8 (one in 101), and Miami-Fort Lauderdale-Pompano Beach at No. 10 (one in 105).Report methodologyThe RealtyTrac U.S. Foreclosure Market Report provides a count of the total number of properties with at least one foreclosure filing reported during the month — broken out by type of filing at the state and national level. Data is also available at the individual county level. Data is collected from more than 2,200 counties nationwide, and those counties account for more than 90 percent of the U.S. population. RealtyTrac’s report incorporates documents filed in all three phases of foreclosure: Default — Notice of Default (NOD) and Lis Pendens (LIS); Auction — Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank). If more than one foreclosure document is filed against a property during the month or quarter, only the most recent filing is counted in the report. The report also checks if the same type of document was filed against a property in a previous month or quarter. first_img SHARE Email Facebook Twitter January 29, 2020 Jobs That Pay,  Press Release Governor Tom Wolf announced that United Parcel Service (UPS), the world’s largest package delivery company and a provider of supply chain management solutions, will expand its operations in the commonwealth, supporting the creation of 1,721 new, full-time jobs and the retention of 6,458 full-time jobs.“With a foundation of longevity and rich history, UPS is a company that is still growing at a rapid rate, serving the needs of people in all corners of the commonwealth on a daily basis,” said Gov. Wolf. “Our investment in this global company will not only ensure that customers across Pennsylvania will continue to receive the service they expect, but also local communities will benefit from the combined creation and retention of thousands of good-paying, full-time jobs.”The company will expand its operations to four locations in Pennsylvania—Cumberland, Dauphin, Northampton, and Philadelphia counties—and will invest in building renovations, equipment, and infrastructure improvements at each of the locations. The company has committed to investing at least $1.4 billion in the project.“UPS is grateful for the strong relationship we continue to build with the Commonwealth of Pennsylvania. first_imgNew York Times 11 March 2015Fifty years ago this month, Democrats made a historic mistake.Daniel Patrick Moynihan, at the time a federal official, wrote a famous report in March 1965 on family breakdown among African-Americans. He argued presciently and powerfully that the rise of single-parent households would make poverty more intractable.“The fundamental problem,” Moynihan wrote, is family breakdown. In a follow-up, he explained: “From the wild Irish slums of the 19th-century Eastern seaboard, to the riot-torn suburbs of Los Angeles, there is one unmistakable lesson in American history: a community that allows large numbers of young men to grow up in broken families … never acquiring any stable relationship to male authority, never acquiring any set of rational expectations about the future — that community asks for and gets chaos.”Liberals brutally denounced Moynihan as a racist. He himself had grown up in a single-mother household and worked as a shoeshine boy at the corner of Broadway and 43rd Street in Manhattan, yet he was accused of being aloof and patronizing, and of “blaming the victim.”“My major criticism of the report is that it assumes that middle-class American values are the correct values for everyone in America,” protested Floyd McKissick, then a prominent African-American civil rights leader.The liberal denunciations of Moynihan were terribly unfair. In fact, Moynihan emphasized that slavery, discrimination and “three centuries of injustice” had devastated the black family. He favored job and education programs to help buttress the family.But the scathing commentary led President Lyndon Johnson to distance himself from the Moynihan report. Scholars, fearful of being accused of racism, mostly avoided studying family structure and poverty.In 1992, Vice President Dan Quayle stepped into the breach by emphasizing the role of the family in addressing poverty, including a brief reference to Murphy Brown, a television character who was a single mom. Liberals rushed to ridicule Quayle for sexism and outdated moralism, causing politicians to tread this ground ever more carefully.The taboo on careful research on family structure and poverty was broken by William Julius Wilson, an eminent black sociologist. He has praised Moynihan’s report as “a prophetic document,” for evidence is now overwhelming that family structure matters a great deal for low-income children of any color.In 2013, 71 percent of black children in America were born to an unwed mother, as were 53 percent of Hispanic children and 36 percent of white children.Indeed, a single parent is the new norm. At some point before they turn 18, a majority of all American children will likely live with a single mom and no dad.My point isn’t to cast judgment on nontraditional families, for single parents can be as loving as any. In fact, when one parent is abusive, the child may be better off raised by the other parent alone. And well-off kids often get plenty of support whether from one parent or two.One kind of nontraditional household does particularly well. One study found that children raised by same-sex couples excelled by some measures, apparently because the parents doted on their children — most gay couples don’t have unwanted children whom they neglect.Yet Moynihan was absolutely right to emphasize the consequences for low-income children of changing family structure. Partly because there is often only one income coming into a single-parent household, children of unmarried moms are roughly five times as likely to live in poverty as children of married couples.Causation is difficult to tease from correlation. But efforts to do that suggest that growing up with just one biological parent reduces the chance that a child will graduate from high school by 40 percent, according to an essay by Sara McLanahan of Princeton and Christopher Jencks of Harvard. They point to the likely mechanism: “A father’s absence increases antisocial behavior, such as aggression, rule-breaking, delinquency and illegal drug use.” These effects are greater on boys than on girls.Conservatives shouldn’t chortle at the evidence that liberals blew it, for they did as well. Conservatives say all the right things about honoring families, but they led the disastrous American experiment in mass incarceration; incarceration rates have quintupled since the 1970s. That devastated families, leading countless boys to grow up without dads.What can be done?In line with Moynihan’s thinking, we can support programs to boost the economic prospects for poorer families. We can help girls and young women avoid pregnancy (30 percent of American girls become pregnant by age 19). If they delay childbearing, they’ll be more likely to marry and form stable families, notes Isabel Sawhill of the Brookings Institution.So let’s learn from 50 years of mistakes. A starting point is to acknowledge the role of families in fighting poverty. Seymour ConservatoryFort Nisqually Living History MuseumAll programs are canceled, including indoor, outdoor, and volunteer work parties.All rentals — including community center rooms, the Point Defiance Pagoda, Titlow Lodge, Wapato and Dune pavilions, etc — are canceled.
